Note: The developer wrote the original covenants for lots 1-13 and 66-74. The second set of covenants covers lots 14-65. The covenants are all the same, but may be in a different order. In an attempt to be less confusing all references to covenants on this page are based on their location in the original set of covenants (for lots 1-13 and 66-74).
What if I want to build a fence?
All fences are required to Good Neighbor Fences uniform with the rest of the neighborhood. Please complete the Architectural Control Board Application to begin the process. For security purposes lots on the perimeter of the neighborhood cannot have a gate that allows access outside of the neighborhood. (Please review Article VI and Article VII, Section 9 of the Covenants)
What if I want to build a storage building?
All storage building (outbuildings) must be within a back yard fully enclosed by privacy fencing. The building cannot exceed a height of seven (7) feet tall. The Architectural Control Board must approve the building or construction of the building. Please complete the Architectural Control Board Application to begin the process. (Please review Article VI and Article VII, Section 11 of the Covenants)
What if I want to make cosmetic or physical changes to the exterior of my house or build an addition?
Any physical additions or changes, including painting (and paint colors), to your home must be approved by the Architectural Control Board. This includes the construction of gazebos, patio covers, etc. Please complete the Architectural Control Board Application to begin the process. (Please review Article VI and Article VII, Sections 12 and 29 of the Covenants)
Are there expectations for the appearance of my lot?
The appearance of each lot is expected to be in high quality condition and maintained regularly. The grass, flowers and shrubbery must be kept in orderly fashion. Grass, weeds and vegetation on each lot must be kept mowed regularly by the owner as to maintain the same neat and attractive manner. Any dead vegetation must be promptly removed. If the owner fails to maintain their lot as described above Home-Land Management will have the work completed and the owner will be responsible for the costs involved. If someone's pets are running free, to whom do I report this?
Please try to contact the owner, but if this is not possible or the owner is a repeat offender contact Rankin County Animal Control at 601-824-2024. Flowood does have a leash law so pets should be on a leash. (Article VII, Section 20 of the Covenants)
May I leave a camper, camper trailer or boat parked in my driveway or on the street?
Campers, camper trailers, recreational vehicles, boats/boat trailers and work trailers must be stored within the confines of the garage or behind your privacy fence and must not be visible from the street. (Please review Article VII, Section 21 of the Covenants)
Are there penalties and fees associated with covenant violations?
Yes. Home-Land Management is responsible for enforcing our covenants and fining those who violate the covenants based on the fee schedule. All legal fees associated with covenant violations are also the responsibility of the violator. (Please review Article VIII, Sections 2 of the Covenants)
Are political signs or any other type of signs allowed in my yard?
The only signs allowed are real estate signs that can be no larger than 6 square feet in size. (Please review Article VII, Section 23 of the Covenants)
How do I report a covenant violation?
Feel free to speak with the person to see if the situation can be taken care of. If you do not feel that you can approach the offender, contact Home-Land Management at 601-326-7325.
How much are the annual assessments and how can they be paid?
The 2022 Annual Assessment Fee is $360. Annual Assessment Fees are due in full January 31st of each calendar year. If the Assessment Fee is not paid by January 31st, a late fee of $25 will be added to the Property Owner's account. If the Assessment Fee plus late fee is not paid in full by April 1st, a lien will be placed on the Property with additional Legal and Collection Fees totaling $250. Legal Collection for delinquent Assessment Fee accounts begin at one year past due. Contact Home-Land Management at 601-326-7325 if you have any questions.
What if I need to change my gate code?

What is the criteria for the Yard of the Month?
1. Regular mowing and edging of the yard.
2. Weedless flower beds, color, mulching or straw in flowerbeds, all shrubs trimmed properly, and a green, healthy lawn.
3. All plants must be living, no artificial plants.
4. Garden objects such as statuary and birdbaths are acceptable.
5. Yard must be free of debris and clutter (i.e. trash cans, recycle bins, etc.).Resident must be in good standing with the Association.
6. Judging will take place April thru December during the last week of each month. October and November will be judged on fall color. December will be the Holiday decorating contest.
